Villa Management

Bali 126 is a house management team that consists of an active supervisory to ensure the smooth running of your private villa. These responsibilities cover all details needed to look after your house as your eyes and hands while you are busy in other site of paradise.

  • MAINTENANCE
    Bali 126 will do regular maintenance of the building, ground and facilities of your private villa.
  • STAFF
    Staff of private villa usually consists of maid, gardener, cook, engineer, security and a level of basic management. The number of each division depends on the size of private villa and the specific service required. On behalf of the owner, Bali 126 will recruit selected candidate to be posted to all those positions. An appropriate training is not only regarding their job description but also will cover general aspect such as courtesy and hygiene, basic English course will be held. Training is not a one off process; a continually process will be always needed to upgrade the staff.
  • SAFETY
    Currently, safety is becoming the most important issue in Bali. There are four point of safety: a. Facilities :safe deposit box in each room, security tools b. Well trained security staffs c. Insurance: fire, blood, earth quake, public liability (depend on location) d. Relation with local community such as making donation for any activities conducted in the village.
  • CEREMONIES
    Everybody has their own believing. Balinese is well known with their many amazing ceremonies. They believe earth is consist of real live and un-real (spirit).To maintain the balancing between real and un-real, the daily offering for those spirits is a must. As having private villa in Bali so we must follow and keep this tradition along.
  • FINANCE
    Bali 126 will assume responsibility for the distribution of funds off all cost arising from the operational. In general, all costs are can be divided into 2 major posts: fixed cost (management fee or management fee and service charge) and variable cost.
    Management fee is as a fee for Bali 126 to take care the private villa. Service charge is only applicable for private villas compound management such as for paying garbage collection in a compound, for paying public electricity in a compound, for paying daily Balinese ceremony/offering in a compound etc that should be shared by each private villas owner in the specific compound. In the matter of single private ownership so all those cost will be assumed as variable costs.
    Variable cost consist of staff salary, electricity usage, maintenance and repair, chemical either for swimming pool, room cleaning and garden, villa telephone, villa operational equipment, guest supplies and so on. The kind of its cost depends on occupancy, services and facilities applied.
    An itemized monthly statement summarizing all costs incurred and dispensed along with the fund balance will be reported to the owner every end of the month.
  • RESERVATION CONTROL AND GUEST CARE SERVICES
    A member of Bali 126 will personally great and care all commercial guest and friends of owner. Bali 126 also happy to assist them in variety manners such as travel arrangement, dinner out reservations, spa, shopping advice and so on. In the same time, in order to maximize its potential earnings, Bali 126 will organize a monthly simple chart of villa availability to be sent to villa owner or agencies.
  • PROJECT
    We cater other things outside of the above regular operation and which the owner should do such as renovation, construction, or decoration will be negotiated separately.
  • RESPONSIBILITIES OF OWNER
    In the case the owner does not reside here, Bali 126 requires for cash float at least two months normal operational expenses to be deposit at all times.
